Secured Mortgage Loan Financing: How to Plan for Extra Costs

Figuring the Costs of Home Ownership when Qualifying for a Secured Mortgage Loan

When you qualify for a mortgage, you also have to factor in the other costs associated with home ownership in order to safely determine what you can reasonably afford. Not only do you have to consider the interest you will be paying on the mortgage (not a light matter in and of itself), you also have to look at major costs associated with:

–Homeowner’s insurance;

–Property Taxes;

–Utilities;

–Maintenance and repairs;

–Water and sewer use; and

–Landscaping

If you’ve Rented and are Purchasing a Home for the First Time, You’ll Need to Factor in Costs You Previously Did not Assume when you Leased your Home

If you’ve been leasing your property then, you will have to think about the expenses you will be assuming as a homeowner (such as landscaping and maintenance) that were not cost considerations when you rented.

Factor in Heating and Cooling Expense

In addition, you will need to think about the costs of heating and cooling your property. If you live in a northern clime, your cost of heating will obviously be more than in a warmer location where you will spend more for cooling for your home.

Choose Homes that Cost Less than What you Can Presumably Afford

As you can see, the cost of owning a house can quickly become unaffordable, particularly if you choose a property based purely on whether or not you can manage the payment. Therefore, when looking at homes to purchase, narrow down your choices to those properties that are less expensive than the amount you can presumably afford without the extra costs included. That way, you won’t be as likely to get into credit card trouble or assume more debt than you can handle.

Make Sure that You Can Put Some Money Toward Savings or your Retirement Account

If you buy a house that is less expensive than the amount for which you quality, you can put more money towards the principal on the loan as well as contribute more money to savings or your retirement account.

Add up all the Costs, in Addition to your Mortgage Payment, so you Won’t Run into Credit or Debt Problems in the Future

Many people put a sizeable amount of money towards the down payment for a secured mortgage loan and, in turn, have to pay for their expenses with their credit cards. That’s why it’s important to add up all the costs for home ownership, besides the mortgage payment, when you are considering a house purchase. Buying a less expensive house than what you’ve determined you can supposedly afford without factoring in the additional costs can ultimately keep you from becoming house poor.
